An Ararat property is expected to attract a record price when it goes to auction on Friday, March 12.

Ararat Ballarat Real Estate is selling a 442-acre property on St Marnocks Road, about 30 kilometres south-east of Ararat.
Ararat Ballarat Real Estate senior sales consultant Brad Jensen said the property's interest suggests it may go for a price surpassing any other sold in the region.
"I've spoken to our local valuator, and he said the record farm price that he knew of was $6500 per-acre," Mr Jensen said.
"We're hoping we're going to get above that obviously, as it means it might come in at just over $3 million.
"We won't know until the day. But all the feedback we've received from potential buyers means there is going to be a very big crowd there."
The property was previously sold in 1978 and has since mainly been used for cropping and prime lambs, and hay production.
It includes five paddocks, three dams and a hay shed.
Australian Bureau of Agricultural and Resource Economics most recent crop report estimated Victoria's 2020-21 winter crop production to be the state's highest on record.

Mr Jansen said the favourable farming conditions had made the property more desirable.
"One of the reasons the interest is so good is because of the rainfall that we've received in summer this year," he said.
"The farmers have had a very good year in all aspects."
Mr Jansen said the property would likely appeal to farmers looking for some extra land.
"The farmers who are established throughout the area have a few thousand acres, and this is more of an add on block to their already existing farm," he said.
The property will go under the hammer in a public auction at 3pm at Buangor Cobb & Co.
