Eerie Tours has been running a variety of ghost tours out of Aradale Asylum for 13 years, every Friday and Saturday night.
Tour guide and founder of Eerie Tours Nathaniel Buchanan said he was "very grateful" to be back.
"We are very lucky we are reopening again with a 30 person capacity," he said.
"Our tours are usually a 30 person capacity maximum anyway, so it's perfect.
"The return of the tours happens to fall on Halloween, so we are very grateful."

Buchannan said the five-hour long tour on October 29 was always a major event.
"We do five hour tours generally most Halloween's," he said.
"It is expensive, it is that little bit more of a commitment.
"We like to keep it for special events, we might do five hours on Friday the 13th as well."
Mr Buchannan said Aradale was the ideal location for ghost tours.
"Aradale is perfect, it is absolutely perfect," he said.
"Aradale is hands down one of the most successful ghost tours in the country and hands down the scariest.
"I say that with a certain level of pride but also with knowledge because I have been doing this job for 25 years all over the world.
"I have lived in some of the most haunted places in the world.
"I have never come across a building like Aradale which was perfectly built for ghost tours."

Mr Buchannan said the tours should not be affected by COVID-19 restrictions.
"We are going to have to take some precautions," he said.
"We will have to let people go to certain places in groups of four and spend two to three minutes there.
"It does slow things down, definitely. We are not too worried."
Mr Buchannan said he hoped running tours would help preserve Aradale for generations to come.
"For me it's an honour, I love that building," he said.
"I want to see that building there long after I have gone, the way we do that is to have people walking through it.
"The best way I know to have people walking through it is to run ghost tours."
