Nine properties neighbouring the golf course along Golf Links Road are now on the market.
While these nine blocks are the only ones the club has committed to selling, they could be the first of 106 properties on Chalambar Golf Club land to be put up for sale.
This would see properties developed where four of the club's 18 holes currently are.
However, club president Charlie de Fegely said this would only occur if it were in its best interests.

"We've got a master plan that's got 106 (properties), but we're not going to do the 106 in one hit," he said.
"What we're doing is feeling our way, and as we go along we will make that decision."
Mr de Fegely said there were significant benefits to the developments for both the club and the town.
"About 12 months ago we started looking for opportunities to future-proof the golf club," he said.
"At this stage, we're seeing it as high-value housing. It's housing around the golf course in the top-end of town.
"It provides a wonderful opportunity to attract some of the people who drive to Ararat every day.
"Ararat's desperately short of housing, so it's a win for us and for the town."
Villawood Properties is the land developer with Elders Real Estate Ararat appointed as the selling agents in January.
Elders Real Estate Ararat co-director Michael Fratin said the properties would help fill a gap in the market.
"It's really a first for Ararat having this type of development, particularly around the golf course in a picturesque location," he said.
"It's been well documented that we need some more housing in Ararat."
Mr Fratin said there had been a good early response to the properties being on the market.
"Buyer enquiries have been really strong, and we've had interest both locally and from out of town."
